LOCATORS & LEASING MANAGERS assisting you, each specializing
in a specific geographic area of the country. We have developed
close relationships with landlords, property owners, and leasing
agents, which gives you a great advantage in your site selection
process.
Typically your location will be approximately 1000sf to 1500sf.,
located in a medium to large strip center. Our program is adaptable
so that it can be used successfully in small communities, downtown
locations, large office buildings and business complexes. As long
as the demographic standards are met and you follow our comprehensive
marketing plan, your opportunities for financial success are greatly
enhanced.

DEPARTMENT contacts all available store locations
within the geographic area YOU CHOOSE. Every potential
site is analyzed to ascertain if it meets the objectives of the
client and our standards for success. This process includes analyzing
traffic count, a complete review of demographics, and a thorough
evaluation of area competition. We employ software programs from
the largest companies in their field to verify that the information
is complete, up to date, and unbiased. If questions remain regarding
what is the best location, we are always happy to have a representative
review the store sites in person.

Once the proper location is identified the Leasing Manager assigned
to your team will negotiate the lease agreement to obtain the lowest
rental rate, free rent period, tenant improvement allowances, and
other concessions. As our Leasing Managers are specifically experienced
in negotiating this type of lease, they are able to identify and
avoid many pitfalls in the lease. Because they are trained to do
so, they work diligently to gain every lease advantage and protection
for our storeowners. If you agree with the terms and conditions
of the negotiation, the lease is drafted and reviewed. Only after
all questions have been satisfactorily answered do you sign the
lease.
